2023

From Marianne

We have just returned home on 5th August 2023 from the wonderful Jopes Mill & Lodge, staying in the Stone mill cottage. We had taken my 95 year old father-in -law for a week away in Cornwall that was on his bucket list. On entering into the dining room we soon fell in love with the features and charm of this cottage, and the exposed beams and flour mill. The accommodation was clean and cosy. The beds were very comfortable, so a good night sleeps was had by all. The Kitchen was adequately equipped and Nick & Sally had put together a folder with extra information and suggestions of places to go. The grounds are secluded and rustic and it was lovely sitting and watching the wildlife around the pond with the well established waterlilies. Although, the Jopes Mill is off the beaten track, you have a Morrisons & Aldi supermarket less than 10 mins drive away, also a BM, Costa Coffee not far. Your nearest fishing port is Looe only about 15mins, with places to eat, small shops and cafes. During our stay we visited, Padstow, Looe 3 times, Bodmin & the moors, pretty historic Polperro, ate in the old Jamaica Inn, Liskeard Inn(Back of Premier inn) Heskyn Mill coverted to a small restaurant, not huges portions, but good quality food sources in Cornwall. We drove to Devon through Exmoor, Barnstaple town and went on the Water Cliff Railway in Lynton & Lynmouth very nice. Newquay was a long drive but didn't hang around. as it was more for the younger generation and overcrowded. Overall, this holiday was very enjoyable and I was really thrilled with our choice to stay at Jopes Mill. Hopefully to return one day.   Thank you Nick & Sally for everything and for the complimentary homemade Jam Scones on arrival!

From Rene and Esther

We had a lovely holiday in Cornwall. It was a very nice place to stay, the cottage was very complete and attractively furnished, the beds are wonderful and it is so peaceful and quiet in the valley. We slept for 10 hours every night! I like swimming and bathing in cold water and every morning I could do that in the river that runs through the garden. We had the bikes with us, most of the roads in the area are very steep, but Nick gave us good tips. Sally and Nick are very friendly and helpful, when the washing machine in the lodge was not working they even did the laundry for us! We will definitely recommend this address to our friends in the Netherlands!

From Laura

I have stayed at Jopes Lodge twice already, within just 3 months - and I already know I'll be back again! A real home from home, there is something just so magic about the lodge and its location overlooking the river and pines.  My first visit was in Winter, and using the log fire inside was a real cosy treat - Sally and Nick kindly kept me topped up with logs regularly! My second visit in Spring showed just how alive with nature and greenery the land is. I lost count of how many dragonflies zoomed around going about their business! The bluebells have been in season, so the walk up the valley to the carefully planted bench in the woods behind the Mill was stunning. I was also blessed with a 'hello' from the resident boss, Alfie the cat. I have recommended Nick and Sally's place so many times to my friends that they are starting to make plans to book themselves - at the very least to try the delicious home-made scones and apple juice!! I can't speak highly enough of this hidden gem. It is pure back-to-nature-and-self soul food! Nick and Sally - deep gratitude to what you have created here!

From Chris

We stayed at Jopes Lodge in October and, as soon as you leave the main lane and drive over the bridge, you enter a world of peace and tranquility. Jopes Lodge is open plan, except for the bathroom, with covered decking overlooking the stream and woodland. There is a compact kitchen with dishwasher, 2 poang-style chairs, TV with Netflix, table with 2 chairs and a log burner in the living area with privacy screens for the full-length windows. There is an open rail plus a cupboard and shelving unit which provides division from the living area for the very comfortable bed. Everything was clean and well-looked after and there was a washing machine out on the decking should you wish to use it. Nick and Sally try to make the whole place as eco-friendly as possible with suggestions as to when to run the electrical appliances, expectations for limiting household waste and instructions for recycling and stripping the bed before leaving. All instructions were clear and easy to follow. We used the log burner on 3 evenings but, after the first evening when we discovered how hot it made the lodge, we let it die down after a couple of hours. We were left a lovely welcome pack of scones, homemade jam and home-pressed apple juice. The jam, in particular, was so delicious that, whilst I normally have porridge for breakfast, I had toast on holiday just so that I could have the jam every morning. Nick and Sally were very helpful and, unobtrusively, kept us supplied with logs throughout the week. I would recommend Jopes Lodge unreservedly and would not hesitate to stay there again if we were visiting that part of Cornwall.

From Helen and Roger

We had a wonderful week at Jopes Mill. The workings of the mill itself  have been very characterfully incorporated into the property. It's so full of character as well as being extremely cosy. The excellent log burner, comfortable bed, well equipped kitchen and overall attention to detail mean that there's everything you could want and more. And that's before you step outside into the beautiful surroundings! Sally and Nick certainly made us feel very welcome - freshly made scones and Jopes Mill apple juice. This is a very special place. Thank you!

From Deb and Kev

What can we say … this is a treasure of a place. Close enough to explore the wonders of all Cornwall has to offer yet set in a tranquil valley where you can relax and retreat. We stayed in the lodge and we can highly recommend- Nick and Sally have provided everything you could ever need and even a cream tea and their own apple juice on arrival :)  A Comfortable, home from home in a beautiful setting just minutes from Looe and the convenience of Liskard for essentials. Thank you for a wonderful stay and we look forward to coming back x

From Lorraine, Nick and Isabella

We were lucky enough to stay at the mill for 2 weeds and it was everything we all wanted and more. The mill itself is just beautiful and thanks to the hard work of Nick & Sally its now preserved for future generations to wonder at, its a real gem (you don't get to stay in many historic buildings with its own overshot wheel!). The valley is so tranquil its easy to forget the outside world and just spend time chasing dragonflies and butterflies! (dont miss the bats in the evening) the river is crystal clear and the lake and its lilies is a real picture. We cant recommend this place enough

From Jacob

We stayed for a week in the lodge nd the house gives you everthing you need and more !  We are a elderly couple. My wife needs a wheelchair , but a few steps and a little bit of walking is still possible , so the lodge was perfect for us. We found ( with a wheelchair) Polperro , Tavistock and the lost Garden of Heligan great for parking and walking. We thank Nick and Sally for the Cream tea by arrival and we hope that there holiday was as great as ours. We will recommand this place to our friends in Holland

From Jan

the property is set in a beautiful location, it’s well equipped, clean and so peaceful. The internal facilities are modern and well planned. The bed is comfortable and there is plenty of space for two people. There is nothing not to like !

From Mandy

Beautiful lodge with fire ,babbling stream outside of our door , beautiful surroundings, lake and woodland .No traffic sound at all as down the lane but certainly accessible to everything .We could hear owls ,and so many birds and lots of nature, just magical.

From Rick

Met by Sally & Nick on arrival, both hosts were charming and attentive all weekend. They left scones and home made apple juice for us and a problem with the carbon monoxide alarm was sorted within a few hours of us reporting it. The lodge is lovely, beautiful location and perfect for a quiet break. Full marks for cleanliness too, we didn't even notice any dust.

From Andrew

The property has been refurbished to a high standard and equally equipped with quality furnishings. Nick & Sally are exceptional hosts in a friendly, helpful and professional way - lovely people to meet and share a Valley with during our holiday in Cornwall. The location is just perfect as a touring base and if you simply want to sample the delights of Looe, it’s only a short drive away. At the property you will find ample information on local places to visit, eat and enjoy plus interesting National Trust properties to explore. The grounds to Jopes Mill are an absolute joy and very private - perfect combination for a relaxing holiday with plenty of fresh air and giving one time to think without distractions.

I have travelled from one end of the Country to the other and can honestly say - “this place is hard to beat” on quality and character of accommodation, location and such a warm welcome from the hosts”. we are contemplating booking again for early next year and will certainly recommend to friends and family

From Helen

The location was superb. We loved the country lane, trees, birdsong, river, gardens, wood burner, history of the mill, ecological focus and freedom to explore. Also easy access to local restaurants, Dartmoor, beaches. The hosts were very helpful and always on hand if needed. The cream tea on arrival was delicious.

From Lory

Location is wonderful. A beautiful historic property with all modern comforts set in a peaceful large garden landscape. The clear stream running through the middle under a stone bridge as you enter the grounds was a favourite with our son. Every evening when we returned he would go straight to try and catch fish with a stick for a rod. Woods to the side and surrounding the lodge mill property made us feel very in touch with nature and we enjoyed a lovely morning coffee at the garden table outside the back door or walking through the grass. We ate dinner every night in the dining room infront of the exposed mill workings. Once the kids were in bed we could relax on the sofas and enjoyed the access provided to Netflix. We don't usually watch it but enjoyed a different movie every night. Would have been extra cosy with the woodburner but the weather was too warm. The master bedroom was very spacious running almost the whole length of the mill with it's exposed beams

From Charles

The hosts were very welcoming, provided complimentary tea, scones, cream and jam with 2 bottles of home made apple juice. Accommodation is situated in a small quiet valley with bubbling stream. 15 mins away from nice beaches and places to visit on the south coast and 1hr or so from the North coast. Property met all our needs, clean and modern, well looked after and situated and nice grounds to walk around

From Elisabeth

One of the best self catering properties in which we’ve ever stayed.  Sensitively restored to a very high standard in a truly beautiful and peaceful setting. Excellent communication beforehand and a warm welcome when we arrived from the hosts who were just next door and who swiftly answered any queries during our week’s stay.

From Helen Williams

We stayed in the mill for a week. One word....WOW.

The accommodation was superb. Great self catering facilities, comfortable beds and cosy log burning fire. What we loved most about the building was how the inner workings of the mill had been lovingly preserved and made into a feature inside the property.  If that wasn't enough, the surroundings were idyllic and tranquil. Great for people who want to escape the hustle and bustle of daily life, but also within a short drive of beautiful places such as Looe, a vibrant seaside town, and Polperro, a lovely little fishing village with many independent shops, pubs and cafes. We also visited Port Isaac (a must for Doc Martin fans) and took a drive to Bodmin and can highly recommend a visit to Bodmin Jail.

Thank you to Nick and Sally for a wonderful stay. We will definitely be back in the future.

I was looking for a place to stay near Looe that was near water and peaceful and boy did I find it!
I stayed in the Lodge beautifully fitted out, everything I needed for my weeks stay.and immaculate.
It was my intention to visit the usual tourist destinations in the area (which I know well) but enjoyed being in the beautiful surroundings so much that I spent most of the time sitting on the veranda in the big comfortable chairs, and walking along both sides of the river watching the trout and Damsella flies.
An added bonus to my holiday was the large Lilly lake, one of my hobbies being nature photography.
I am now of an age that going abroad is no longer possible so this is perfect for me, I hope to be able return often.
Nick and Sally were very welcoming and I thank them for the opportunity to share their beautiful home

From Tony and Louise

Having found Jopes Lodge on the internet it looked just what we were looking for and I must say it exceeded our expectations.
A wonderful location, superb accommodation, all the facilities you could wish for and delightful host's.

rfect holiday base, home from home.February 2021

From Samantha

The location was stunning. Bird song and the gentle sounds of the water flowing were just beautiful. Nick and Sally were perfect hosts. The woods surrounding the Mill were perfect for making a den and having a firepit on the lawn by the river at night was a great place to have dinner and toasted marshmallows. Thank you so very much for the wonderful welcome of milk, stunning apple juice and best of all, the home made scones with clotted cream and jam.

From Nick and Rita

We had a wonderful weekend in the Lodge. We enjoyed listening to the river rushing by and the tranquility of the surroundings. The Lodge was very clean and well equipped and we particularly liked the log burner. We look forward to returning for another short break in the not-too-distant future.
Thanks Nick and Sally, we would certainly recommend it as a cosy retreat.December 2021

From Gary and Jan

A wonderful and relaxing stay. The setting is idyllic and accommodation first class. We stayed in the Mill from Christmas Eve thro to 2nd January 2022 and came away refreshed and recharged. Top marks to Nick and Sally. Book a stay and you won’t be disappointed.

From Elaine and Terry

We live in Cornwall but came for a weekend break in Jopes Lodge to explore an area we know less well.  We did some enjoyable river and coastal walks, including the first day of the Celtic Way (a pilgrim route which starts from St Germans) but we could not wait to get back to the lodge!  It is very well appointed, bright, cosy and warm thanks to the clean and efficient woodburner.  Sally and Nick could not have been more welcoming and friendly.  Thanks for a very relaxing weekend.October 2021

From Winnie

'Old' Ian and I have just returned from a week in Jopes Lodge. The week prior, we had been joined at Jopes Mill by 'young' Ian and his German girlfriend, Carolin. Previous reviewers give wonderfully detailed accounts of  the Mill and Lodge;  and their accessibility to all that south Cornwall offers. It is indisputable that Nick and Sally have surpassed themselves in creating a haven to please the most demanding of critics. Every booking taken by Nick and Sally carries a unique back story. Our requirements were for a relatively new ' silver' partnering to spend time with a couple of "yuppies" keen to demonstrate their "adulting". A very important part of the brief was to avoid mention in the "(de facto) mother in law" hall of fame. The set up in the Mill provided that easy space allowing for both privacy and social interaction. The recorded Approval ratings would reduce any campaign manager to tears. A little corner of England lit up with simple happiness.
Once the young flew back to the Big Smoke replete in spirit, mind and body, 'old' Ian and I repaired to the Lodge. Already rejuvenated by our week in the Mill, we continued to reap the benefits of deep dreamless sleep, and waking to the morning light breaking through the trees accompanied by the music of the babbling brook.
NB: The young and not so young explored south Cornwall extensively. The young worked on their tans, the rest applied Factor 50. We all played - body boarding at Polzeath and cycling the Camel Trail are ageless pursuits. Special mention for the Halfway House between Bodmin and Liskeard. You know it's a good place when the locals are clearly regulars.
Finally, Nick and Sally - thank you so very much. Ref. Arnie (Teminator) : (We'll) "be back"!

From Malcolm

Having had our holiday in South Africa cancelled for the second time in two years due to Covid we decided to find somewhere in this country for an extended stay. During our searches we came across Jopes Lodge situated not far from Liskeard, in a small valley carved out by the River Seaton.
The lodge is situated within the grounds of the owner's house along with Jopes Mill, their other property. Well, what a find the, grounds are very secluded with lovely peaceful walks and plenty of places to quietly sit and watch the world go by, with only the sounds of the birds and the tumbling waters of the River Seaton, which is sitauted about 15m from the veranda at the lodge. Another thing that was very striking was the stillness of the place, with absolutely no wind every evening. We sat out on the veranda most nights with a bottle of wine or glass of whisky, in two extremely comfortable chairs just listening to the water and if it got a little cool we switched on the overhead heater which was really effective.
The lodge itself is ideal for a couple and we stayed for ten days ( had it been available we would probably have stayed longer). It is very well equipped and whilst it is compact it is very light and airy and does not feel so. Everything was to hand and  felt brand new. Nick and Sally were very welcoming and could not do enough for us, we very much enjoyed the complmentary cream tea that they provided on arrival along with a bottle of their locally produced apple juice.
We visited a total of 26 places in the ten days we were there, ranging from Land's End (1hr 45mins away) in the extreme west, to Clovelly (1hr away) just into Devon and the Lizard Point  in the south (1hr 50 mins away). The Eden Project is well worth a visit and is about 35mins away and will take about 4hours to do justice. Cotehele is a jewel with the house, gardens, wharf and mill and again only about 30 mins away. Tintagel is a must (1hr 10mins away) and Boscastle with it's picturesque harbour is about 8 miles from there, so can be done in the same trip. Some of the other places we visited and worth a mention were The Lost Gardens of Heligan (40 mins away), Lanhydrock House (30 mins away), Trebah Gardens (1hr 40 mins away) and St Michael's Mount (1hr 30mins away). We combined our trip to The Lizard with a visit to Trebah Gardens which were amazing, with the hot weather they smelt like you were on the continent and the Hydrangea Valley was quite a spectacle in season.
Nick and Sally provided a list in their information pack, with descriptions of a number of places to visit, which if you didn't have a plan would be very useful as it includes brief details of local towns, beaches. We are both interested in photgraphy, so had put an itinery together before we arrived to cram as much as possible into the time available, but Nick and Sally's list coincided with ours in a number of places.
So, to sum up great accomodation, great location, whether you want to chill out, or see as much as you can ( or as we did, full days and then relax on the veranda) and Nick and Sally really know the secret of how to make you feel welcome.

From Elaine

We had a lovely time last week at Jopes Mill.  Perfect for a family of four.  We loved exploring the stream (our own personal lazy river, our boys enjoyed floating, snorkelling and riding their inflatable rings down it!) and the firepit in the evening, gathering our own wood from the woods on the property - idyllic.  It was a lovely hot week while we were there, which suited us well and Nick and Sally responded to our every need, providing a fan and instructions for everything we needed.  We had lovely days out to Looe Beach, to Plymouth, the Eden Project, a local wildlife sanctuary (Porfell I think) we walked to the pub for lunch in Hessenford and got our adrenalin fix at the water park at Adrenalin Quarry.  A fantastic week.  We could also charge our electric car here - a superb benefit for the eco-conscious.  There were lots of eco touches at Jopes Mill and I'm really pleased we chose to stay there for a week. Thank you Nick and Sally (and especially for rescuing the boy's ball from the mill on our last day!!  We wish you every success with your business! Elaine, Toby and lads

From Matt and Maria

We stayed at Jopes Lodge earlier this year and had a great time. The accommodation was perfect for the two of that travel light. We really enjoyed using the outside space to relax, read and unwind. The surroundings are beautiful and ripe for exploration. Nick and Sally were incredibly welcoming and helpful, for example, when our parents visited they offered to help with a larger table and any other items that would be useful.
We were a bit constrained by the weather and amongst the relaxation still managed to get to Looe, Fowey, the China Fleet spa and a day out in Plymouth on the train.
We would definitely return to Jopes Lodge.

From Ivana and Chetan

We were one of the first guests at Jopes Lodge, back in October 2020. We thoroughly enjoyed our stay. We immediately fell in love with the location and the lodge itself. We are a family of three and the Lodge is comfortable enough for a family with a small child.
The lodge was clean and stylishly decorated. Everything is new - from the kitchen to a comfortable bed. The Lodge is very cosy, it has a wonderful wood burner which we very much enjoyed especially during our stay in October. There is a nice veranda which is perfect for a glass of wine in the evening. The Lodge is secluded - all that can be heard are birds and the gentle sound of the flowing river Seaton which is right outside the Lodge. We had a great time and did so much during our stay - explored Bodmin Moore, Tintangel Castle, Polpero (there are some wonderful coastal walks from Talland Bay to Pollpero), walked from the Lodge all the way to Seaton Beach (which is a nice local beach, perfect for kids) etc.
So, in August 2021 we decided to go back. It was lovely to see how much work Nick and Sally have put into the property. There are new fire pits, a beautiful pond, benches and new path leading towards the top of the woods area. We spent a whole day just exploring the grounds around the Lodge.

In essence, both Mill and the Lodge have everything guests need for a comfortable stay. The location is perfect for anyone who wants to explore the area and there is so much to see - from major tourist attractions which are nearby like Eden Project to some of the wonderful walking paths and beaches. If you are looking for a peaceful, quiet place, away from busy tourist locations, Jopes Mill and Lodge are a perfect option! It's truly a hidden gem and we will certainly go back again

From Keith, Lin, John and Angie

We have just returned from a four night stay at Jopes Mill. It more than lived up to our expectations in every way and we had a wonderful stay from start  to finish.  We were  welcomed  with a lovely  cream  tea and were given a tour  of the accommodation.  The information  booklet was very useful  and informative.  The cottage  itself was spotless with two  equally  luxurious bedrooms/bathrooms to choose  from and was in a beautiful  setting.  It gives you a feeling of being miles  away from anywhere but was in fact within  easy reach  of many beautiful  places.
We cannot  recommend Jopes Mill  highly  enough and look forward  to returning.

From James

We recently stayed at Jopes Mill renting both the Mill and Lodge together. We are a family with two children aged 9 & 11 and stayed along with the grandparents in late July 2021. Jopes Mill is in a lovely rural setting and renting both houses worked perfectly for our group as the two spaces were very complimentary. The Mill especially felt very spacious and a unique interior. The lodge was lovely and bright looking out onto the lawn and stream. We made use of the Lodge’s outside veranda for evening dining and the Mill's dining room for breakfast and the odd cooler day. Both the Lodge and Mill were newly and nicely furnished throughout with everything we needed and spotlessly clean. Our children loved exploring the woods, lily lake and playing in the stream.

Recommended nearby activities were the zipwire at Adrenaline Quarry (for the kids), Golitha falls (a lovely walk) and the Talland Bay to Polperro walk with a stop for lunch in the garden terrace of The Three Pilchards pub

From Peter and Margaret

Very recently my wife and I and some friends had the fortune to spend a week at Jopes Mill. We had a great time. It is set in a beautiful and tranquil wooded valley with a fast flowing stream right by.The mill has been converted to a very high standard with much of the workings still on display. It is well appointed, spotlessly clean and very comfortable.
It is a great base to explore the surrounding area. The cliff walk from Looe to Polperro is demanding but spectacular and well worth the effort. There are a couple of nice restaurants in Looe on the harbour side The Fish Market and The Old Sale Loft which we can recommend.Booking is a must.
Nick and Sally are very friendly hosts and are always available to help if needed and we can thoroughly recommend a stay. Hope we can return soon

From Dave and Jane

We've just returned from a two weeks holiday in Cornwall. We spent our first week in the beautiful Jopes Mill....Wow! What a pleasurable stay it was too! The mill has been converted to a very high standard (credit to the owners) and the grounds are just stunning. There is so much to see and do around the mill and surrounding area. We were greeted by Nick and Sally on arrival and the afternoon tea was very much appreciated! We had the perfect week in the most peaceful, tranquil setting...and really didn't want to leave. Thanks again...it was a real pleasure to stay in your accommodation ...kindest regards, Dave and Jane.

From Anthony

My wife and I were completely taken aback by how wonderful the location was and how beautiful and interesting the accommodation was.

You can tell instantly that a lot of love and care has gone into making this place a perfect retreat, whether for a weekend or a whole week. It’s well situated near the A38, so you have an easy drive into Looe and the surrounding coastline is simply stunning.

The mill itself was so well equipped and has been decorated to create a modern style of living, whilst maintaining the original beauty and character of the building.

We were greeted by Nick and Sally, who were just lovely, welcoming, friendly and rightly proud of the work they have done to convert the place.

There is lots of space outside to sit and have drinks or food in the sun (weather permitting) and the log burner allows you to hunker down and get cosy as the night draws in.

You might not get much phone signal, but there is very capable WIFI available, allowing you to control exactly how much contact you have with the outside world, which is perfect for those who want to completely switch off or need to keep on top of work or events back home.

The freshly baked scones, home made apple jam and apple juice were also a lovely touch. The box of logs and kindling was kept stocked for us with properly seasoned fuel, so we didn’t have to worry about anything.

Wonderfully decorated and perfectly placed, we couldn’t have hoped for a more wonderful break.

From Katie

We really enjoyed our stay in the lodge. It was the perfect accomodation for bad weather because the cosy, pavilion-like building gave us unobstructed views of nature, even when the rain kept us indoors. The hosts were friendly and helpful, and there were lots of opportunities for lovely walks nearby. :-)

From Mike and Shelley

Just returned from a 4 night stay at the beautiful Jopes Lodge. This place is stunning.
The lodge has everything you need and the owners Nick & Sally really have thought of everything to help make your stay enjoyable and comfortable.
The lodge has more than suitable heating ( including on the veranda). The log burning stove just finished it off perfectly, and works a treat! Logs are provided and there are wood stores within the beautiful, tranquil gardens that you can help yourself to. There are several areas to walk around the gardens, which have been beautifully maintained. You can wander up the steps into the woods or sit by lilypad lake.
The location is excellent with Looe, Polperro & Fowey, just to name a few within easy access. We went pony trekking at Great Trethew Trekking which is 5 minutes drive and we’ll worth a visit.
Looe to Polperro walk is a lovely scenic walk with spectacular views.
The lodge is spotlessly clean and the sound of the stream running by the lodge just adds to the relaxing feel of the place. There is a purpose built fire pit just in front of the lodge by the stream.
It’s worth a read of the welcome pack as this tells you everything you need to know for the lodge and surrounding areas.
Nick and Sally are very hospitable and are on hand to help with anything without being intrusive. The lovely cream tea and apple juice on arrival is a nice touch.
It is clear from the moment you arrive that Nick and Sally have put their heart & souls into making this the perfect place to stay.
Only negative thing is that we didn’t have long enough.
Can’t wait to return

We have had a wonderful few days at Jopes Lodge.
We arrived to a lovely welcome from our hosts and a delicious cream tea. The Lodge is nestled in beautiful gardens, the veranda is a great place to sit whatever the weather. Wonderful, relaxing, peaceful place. It's just perfect 👌

From Meredith

We enjoyed our week at Jopes Mill so much. The valley was so green, fresh and peaceful - all we could hear were the birds and the wind in the trees - what a lovely place! There were lots of bluebells out in the woods and we saw a heron and a weasel near the river.
The Mill was comfortable - it was lovely to have the woodburner - and it was an interesting property to be in with the mill workings.
There was a delicious, welcome cream tea - always a must when coming to Cornwall! We also had good fish and chips at the Coddy Shack.
We loved the walks around the property, in the Seaton Valley and on the nearby bridleway. It was also lovely to just sit peacefully by the river and watch it meandering by...
Nick and Sally were welcoming, friendly and helpful - thank you for our lovely week!

From Kathy and Paul

We had a lovely relaxing week at Jopes Lodge. We cycled there, so were very pleased to arrive to a roaring fire and a delicious cream tea. Nick and Sally were kind and welcoming and really enthusiastic about the surrounding area. The grounds are lovely and peaceful, with the soundtrack of the babbling stream and birdsong.
We enjoyed a cycle around Bodmin moor to the Jamaica Inn as well as the coastal route to Cawsands. The coast path east and west is lovely and Downderry has a good shop and vegan cafe to pick up provisions for people without a car.
Thanks and good luck with the ongoing project!

From Lynn

Had a lovely week staying in the mill. Nick and Sally were so accommodating and nothing was too much trouble for them. The area is great and has lots to do. Thank you so much for your great hospitality. We would highly recommend.

From Mary

We had a wonderfully relaxing time at Jopes Mill, the grounds are so tranquil with the only disturbance being the bird song. The Mill itself has everything you could possibly need, and the added benefit of a delightful log burner for those colder evenings. It is also ideally located for exploring the surrounding area, with great hints and tips for things to see and do.

Nick and Sally were welcoming and helpful and quick to respond to anything else we needed at the same time as respecting our privacy, we loved our time here and hope to return again soon

From Sue and Rob

Thank you for a warm welcome to Jopes.  The Lodge is well equipped, immaculately clean and very comfortable.  We were made to feel welcome and well informed.  We enjoyed our trip to Looe on the train from Liskeard.  Taxis were very good.  We had a really relaxing stay and will come again.  With regards to feedback we would have liked to stay longer and it would be useful to have a small table or shelf in the bathroom for sponge bags.  PS. The bedside tables are superb!  The perspex on top of them does slide about.  Thank you.

Reply from Nick and Sally

Thanks for your lovely comments Sue and Rob - it was a pleasure having you to stay in the Lodge. Your suggestions are really helpful - we have now put a shelf unit in the bathroom and we are looking for some sticky feet for the perpex bedside table tops. Do come again!

From Peter

Stayed in The Lodge at The Mill Idyllic riverside location well equipped just off the A38 Superb kitchen etc wonderful bed and linen great log burner  Nick and Sally are very helpful You should give it a go it's good nay time of year

From Beverley and Dean:

We were so lucky to have been able to spend a few days staying in the lodge just before the second lockdown.
This place is amazing especially the log burner on a damp evening, thank you so much Nick and Sally for making us feel so welcome, we will definitely be returning in 2021.

From Del and Mandy:

he grounds are extensive and beautiful and at the time of departure Nick and Sally were busy harvesting their apple crop.  Due to the location there is no TV signal  however Nick and Sally have covered this with a smart TV which has Netflix and other apps included.  You can also connect to your catch up TV (ITV hub etc ) if you have an account or Sky Go  The local pub is a 30 minute walk down the lane but ensure you take a torch if returning at night - there are no lights and the road is used by both motorbikes and cars.

In all honesty we could not find fault with our stay - give it a try - you will not be disappointed.

From Tim and Cressida:

We had a wonderful week in Jopes Mill and the Lodge in late August. The setting is amazing in a secluded wooded valley - such a treat to be in such a quiet peaceful location with the river flowing through the valley. Both properties are outstanding - elegantly and sensitively restored and both extremely comfortable. Particular highlights are being able to see the interior workings of the Mill and the balcony off the Lodge facing the river, perfect for outside meals.
There's absolutely loads to do in that area of Cornwall. We did several walks on the breathtaking South West Coast Path, our favourite stretch being Westwards from Talland Bay. The village of Polperro, not far from Talland, is a must-see Cornish village, as is the famous harbour at Charlestown (familiar from many TV programmes!). Looe is a bustling town with loads of shops and great places to eat.
Nick and Sally are wonderfully welcoming and helpful hosts - thank you for a great week!

From Sharon and Pete:

We have had a very relaxing week staying at Jopes Mill in the beautiful Lodge.
Nick and Sally are excellent hosts welcoming and friendly, the cream tea and apple juice on arrival were a lovely surprise.  The lodge is very well equipped and thoughtfully laid out  so that it seems bigger than it is.  The outside decking is lovely to sit on in the early evening but do remember the bug spray!
We did a few walks while staying, the riverside walk to Seaton is lovely and the Looe to Talland bay is also great- although hilly.  Take the train from Liskeard to Looe it’s very picturesque and a great way to get to Looe.
The Hayloft restaurant on the A38 is very good with excellent food and service.
Thank you Nick and Sally for having us

From Kim and Tony:

We have just returned from a lovely stay at The Mill. It has everything you could possibly want and on our arrival Sally had baked fresh scones and left a bottle of homemade apple juice and both went down a treat. It is spotlessly clean and has been renovated to a very high standard.  It is the best accommodation we have stayed in and we can highly recommend it.  The Mill is set in a very peaceful and idyllic location but there is plenty to do in the surrounding areas. If you walk along the lane towards the local pub you can smell the pine trees.  The Mill is absolutely stunning, we didn’t want to leave. We particularly enjoyed a visit to Polperro, very picturesque and quaint. We found the locals to be very friendly.  Thank you Nick and Sally for accommodating us and we will definitely recommend this place to our family and friends.

From Jason and Hannah:

Well where do we start..... Jopes Mill is one of the best places we’ve ever stayed!  Nick and Sally are wonderful people and made us feel very welcome. They were always helpful giving us recommendations on where to stay but were never intrusive. When we arrived they’d put a bottle of bubbly in the fridge as we were meant to be getting married (Covid cancelled our plans) and Sally had made fresh scones and apple juice which were delicious! They hadn’t long finished renovating when we stopped and the place was spotlessly clean and practical. They’d also thought of the little details like USB ports in the plug sockets and motion detector lights in the hallways to save you turning the main lights on at night. All things we now want in our house!
The location was great as it’s just off the A38 and easy to access south Cornwall. We did day trips to St ives and Falmouth which was easy enough. If you’d rather stay local then it’s only a stones throw from the Eden project or local fishing villages like Looe and polperro. Jopes is beautifully nestled in a wooded valley so after a day in the busy villages and towns it was great to go back to the mill for some peace and quiet. We loved sitting in the amazing garden by the stream. We can honestly say what you see in the pictures is what you get which is rare these days. In our opinion it’s faultless.
Thanks Nick and Sally for having us, we hope to stay with you again soon!
Jason and Hannah

P.s- make sure you check out Pinetum, we thought it was a little hidden gem. The cafe does great fresh cream teas for after a walk around the gardens :)

From Linden and Paul:

Enjoyed such a peaceful week staying in Jopes Lodge - the setting by the stream is idyllic with beautiful grounds to explore, whilst the accommodation is warm, cosy and very comfortable.
So much to do in the area, we enjoyed wandering on Bodmin Moor and the spectacular coast road. Nick and Sally are great hosts, always happy to help and have created a fantastic holiday home from home.
We will be back!

2020

From John and Kathryn:

Thank you Nick and Sally for the wonderful stay at Jopes. It worked brilliantly with our extended family staying in both the Lodge and the Mill, and found the Lodge's verandah a perfect place for al fresco meals. You have thought of everything we could have needed ( even down to the pastry brush which was put to good use!) , and the level of comfort and luxury was superb. We enjoyed exploring and relaxing in your beautiful grounds, the river being a constant source of fascination.Notable excursions were visits to Talland Bay, with a walk along the coast path to Polperro, Charlestown, for those Poldark fans among us, where a number of majestic tall ships are kept, a rather wet, but atmospheric walk on Bodmin, and a visit to Looe by train. We can thoroughly recommend the Himalayan Spice Restaurant in Liskeard, The Catch for Fish and Chips in Looe, and of course the best Cornish Cream Tea with Sally's amazing scones in Cornwall!!Thanks once again for letting us stay - we can't wait to come back

From Gary and Rachel:

A wonderful and restful stay in a most peaceful location. Thanks Sally and NIck for such a great holiday!
Jopes is located in a beautiful valley, whilst also very close to some of the most glorious coastal bays and towns.
The site itself is a fascinating places for rest, play and exploration - it's interesting that we, (2 adults, 2 teenagers), felt no need to leave at all on the first day - instead exploring the meadows, appreciating the Mill and playing in the river.
The Mill itself has been renovated so well, and is a unique and delightful place to stay. Clearly a product of much work and love.
We all wish we could have stayed longer!

From Julie, Dan & the girls:

Thankyou for such a lovely welcome to a beautiful setting, making our holiday just perfect.
We ticked off all our holiday wish lists including: kellys ice cream cone & flake, Cornish pasty, stunning walks, glorious beach, 5* accomodation, 5* cleanliness. We enjoyed this as a family of  five, and can imagine visiting many times throughout our lives, later on when its just the two of us. It's not just for summer hols, we could all picture how magical it will be at Christmas - what an awesome place surrounded by valleys of woodland tucked up next to the roaring woodburner !
This is hotel quality but even better,as the homely feel relaxed you instantly. Sally & nick have a beautiful home and holiday business, book up quickly as this little gem will be fully booked in the blink of an eye! Don't forget to buy your Cornish pixie charm! Our only complaint is that we don't live there! 😊

From Helen and Mike:

Thank you for a lovely time! We had a relaxing few days together before our son goes back to university. The Mill was very clean and tidy and well equipped. It was so peaceful and it was lovely hearing the river flowing past.
It was fantastically located to enjoy  the coastal path walks and beaches. We thoroughly enjoyed the Eden Project and the kids love the zip wire that was near  there. There are lots of amazing restaurants near by,  3 of which we visited. We walked to and from the Copley Arms which wasn’t too bad a walk although torches were needed which Nick kindly supplied.
The grounds are amazing and we enjoyed wandering down by the river and around the lake.
We will certainly be back and will be recommending this to our friends.
Nick and Sally you have a fabulous home!

Response from Nick and Sally:

Thanks for your comments - it was a pleasure having you - and well done for braving the zip wire at Eden!  Do come again.

From Nick and Helen:

We had a delightful and comfortable stay - Monday to Friday - at Jopes Mill, and appreciated the genuine welcome we received as one of your first guests. The peaceful and idyllic location within easy reach of local amenities provided a beautiful backdrop for a relaxing break and base for exploration of the area. We thought the restoration of the Mill has been sensitively done to a high standard, very much with guest needs in mind, and were excited to hear of your plans to develop the site further.

We slept well, and found the option of a topper the right addition to an otherwise firm mattress. A lovely, well equipped kitchen, though a little cool at the time. The introduction to a 'duck or grouse' type notice above the doorway to the master bedroom would be a good idea for anyone over 5' 10'', and the 'hot' and 'cold' bath tap signs are the wrong way round. An intelligence test failed by us! Although its early days, perhaps you would introduce a guest book as we often value the opportunity to read other guests comments, as well as being a source of valuable feedback for you. The set up option for wifi access to the internet, which was good and reliable, could be clearer.

We would certainly return, and have already recommended Jopes Mill to others.

Response from Nick and Sally:

Thanks so much for your comments - we're so pleased you had a good time.  Thanks also for your suggestions - these are really helpful.  We have got our laminating machine working now so will put up a couple of  "mind your head"
signs - mostly for the top bedroom where most people have to duck a bit for the old doorway!  The plumber (slightly embarrassed!) is on the case with the hot and cold taps in the bath.  We are updating our guest information after every visit so the internet instructions should be clearer now.
Thanks again for your recommendation - and we look forward to seeing you again soon

From Sarah and Richard:

Our family had a wonderful time at Jopes! The children had a fantastic time enjoying the river, the woods and the garden. The adults enjoyed this too - along with the comfortable bed, great kitchen, lovely space for family meals downstairs and relaxing in the lounge upstairs.  The watermill itself was a source of fascination throughout the week as it still sits within the beautifully renovated mill. We went on a great walk down to Seaton beach and enjoyed delicious ice creams once there. We were recommended a beautiful coastal walk and there are great rockpools and scrambling at Downderry beach. One day we went further afield to Mounts Bay and Praa sands. This was just over an hour, and a lovely chance to enjoy a different part of Cornwall. Most of all Nick and Sally made us feel so welcome and at home which gave a real warmth to our stay. Jopes mill is a very special place, Thankyou!
