Jopes Mill and Lodge: Terms and Conditions


The contract is between Nick and Sally Beach (Jopes Mill and Lodge) and the person making the actual booking (who must be over 18 years old).  This contract is for short term holiday let only - no tenancy of the property is deemed to be granted or shall arise under these Conditions. The contract is only effective once the completed booking form is received with the required deposit and confirmation of acceptance has been sent by Jopes Mill.   The rental is for the dates specified on the booking form which may not be changed without the written permission of the owners.

Deposit and Payment

A deposit of 25% of the full rental cost is required to secure your booking.  The balance of the rental is payable four weeks before your arrival date.  For bookings made less than four weeks before the arrival date the full amount is payable at the time of booking.  We reserve the right to cancel the booking if payment is not received by the due date.  All prices are inclusive of linen, towels, heating oil and electricity.


If you need to cancel your booking for any reason please let us know as soon as possible.  We will endeavour to re-let the property and, if successful, will refund the money you have paid, less any costs we have incurred (e.g. additional advertising, discounting, etc.).  We recommend that guests take out cancellation insurance.


Only the people you have told us about on the booking form may stay in the rental property.  If you wish to have additional people staying please talk to us first.


Sorry, we do not accept pets at either property.


Smoking is not permitted in The Mill or The Lodge, including the attached patio areas.

Care for the property and cleaning

We do not ask for a security deposit as we are confident that guests will treat the buildings well and share our love for them.  We ask guests to leave the property in a clean and tidy condition.  Where damage occurs please tell us immediately.  We will not normally charge for minor breakages but reserve the right to charge for more significant damage.  We clean the properties thoroughly between guests, but if the property is left in a dirty condition which requires additional or specialist cleaning we will charge for this.


If you encounter problems with the property during your stay please let us know straight away and we will do what we can to fix them so that you can enjoy your holiday to the full.  We will not engage in correspondence after your stay regarding issues that have not been raised by you during your stay.


We reserve the right to cancel a booking with immediate effect where a guest’s behaviour is unacceptable, aggressive, discriminatory or likely in our opinion to offend other guests or local residents, or to cause damage to the property or surroundings.  No refunds will be given in these circumstances.


The owners shall have no liability for personal injury, unless it results from negligence by the owner. The use of amenities, grounds, woodland, river, etc., are entirely at the users risk. No responsibility can be accepted for injury, or loss or damage to users or visitors belongings including vehicles.

Right of entry

The owners reserve the right to enter the properties at any time without permission for maintenance, however for non-emergency maintenance we will respect your privacy and convenience with regard to the timing of this.

Right of refusal

The Owners reserve the right to refuse or revoke bookings from parties which may in its opinion prove unsuitable as a result of their behaviour or otherwise.


We make every effort to describe Jopes Mill and Jopes Lodge accurately. All the information we provide is given in good faith and is correct at the time of publication but we cannot be responsible for changes beyond our control.
